What is the Iron & Ash Tiny Home Village?
Will cabins and cottages be available year-round?
Iron & Ash is being planned to offer a wide range of ways to experience the outdoors—from simple camping to fully equipped stays. Current concepts include traditional dry camping, water-and-electric sites, full-hookup RV sites, teepee and glamping accommodations, and year-round cabin and cottage rentals.
We also plan to introduce a dedicated Tiny Home Village for those looking for something more permanent while still being part of the Iron & Ash community.
Our final mix of sites and accommodations will continue to evolve based on guest feedback, market demand, development costs, and what our community tells us it wants most.
That is our intention. Iron & Ash plans to include a limited collection of cabins and cottages designed to provide comfortable accommodations beyond the traditional Minnesota camping season. These will be offered for nightly and short-term stays rather than traditional seasonal rentals.
Year-round availability will ultimately depend on the final accommodations, infrastructure, operating plan, and market demand.
Final pricing has not yet been established. Iron & Ash will offer several different ways to stay, so rates will vary by accommodation, site type, hookups, and length of stay.
One principle, however, is already part of our business model: we want Iron & Ash to remain affordable for families at every level of accommodation.
We believe a family vacation shouldn't become unaffordable simply because it's a holiday weekend or a popular week of the summer. While some reasonable seasonal variation may be necessary, our goal is to maintain consistent, transparent pricing rather than imposing extreme peak-season increases simply because demand allows it.
We also don't want the advertised price to be just the beginning. Our philosophy is to include meaningful value in the price wherever practical and avoid turning every convenience, activity, or amenity into another charge.
Whether you're staying at a traditional campsite, a full-hookup RV site, a glamping accommodation, or one of our cabins or cottages, our objective is the same: provide a great outdoor experience at a price that allows families to come, stay, explore, and have fun without worrying about breaking the bank.
Tiny Home Village pricing will operate differently from nightly campground rates and is being developed around the same philosophy—providing an affordable long-term site option with straightforward pricing and valuable services included.
Members of our Founding List will be among the first to receive pricing, availability, and reservation information as it becomes available.

Can I bring my own tiny home?
The Tiny Home Village is our vision for a more affordable way to have a place of your own in the Brainerd Lakes and Cuyuna Lakes region—without the cost and commitment of purchasing traditional property or paying conventional rental rates.
Community members will be able to lease a dedicated tiny-home site and, subject to community standards and applicable requirements, bring their own qualifying tiny home.
Our current concept is to keep monthly site leasing rates well below comparable traditional housing rental rates while including water, sewer, Wi-Fi, standard waste removal, and access to Iron & Ash campground amenities. Electricity would be separately metered and paid by the resident.
The exact site configurations, rates, included services, tiny-home requirements, and community policies are still being developed and will be influenced by market demand and feedback from prospective community members.
Yes. Our current plan is to allow Tiny Home Village community members to bring their own qualifying tiny home. Homes will need to meet Iron & Ash community standards as well as applicable building, safety, utility, and governmental requirements. We are also exploring options for guests who are interested in joining the community but do not already own a tiny home. Final requirements will be established as the Tiny Home Village plan is completed.

How can I get early access to Iron & Ash updates and availability?
No. Rather than dedicating a large portion of the campground to traditional seasonal RV sites, our current vision is to offer nightly and short-term camping and lodging alongside a dedicated Tiny Home Village.
Our RV, camping, glamping, cabin, and cottage accommodations are intended primarily for individual stays rather than full-season rentals. For guests looking for a longer-term home base, the Tiny Home Village is being developed as a separate community within Iron & Ash.
Iron & Ash is being designed around the idea that the campground itself should be part of the experience. Current concepts include a clubhouse and gathering spaces, natural swimming area, pickleball and other recreation courts, playgrounds, dog park, walking and jogging trails, outdoor gathering and fire-pit areas, bath and shower facilities, Wi-Fi, landscaped common areas, and spaces for activities, events, and community gatherings.
Our amenity plan will continue to evolve based on development phases, guest feedback, market demand, and final approvals.
We plan to offer several levels of RV camping so guests can choose the experience that fits their needs and budget. Current plans include dry camping, water-and-electric sites, and full-hookup sites with water, sewer, and 20/30/50-amp electrical service where applicable.
Site sizes, configurations, utility packages, and availability will vary by site type and will be finalized as engineering and development progress.
Yes. Iron & Ash is being designed as a place where families, couples, individuals, and multiple generations can enjoy time outdoors together. Planned amenities include recreation areas, trails, playgrounds, gathering spaces, and other activities designed for a broad range of ages.
We also anticipate being pet-friendly and currently plan to include dedicated areas for dogs. Specific pet policies will be established before opening.
No. The images, renderings, maps, site layouts, buildings, accommodations, landscaping, and amenities shown on this website represent our current vision for Iron & Ash.
They are conceptual and are intended to illustrate what we are working toward. Final plans may change based on engineering, governmental approvals, environmental considerations, construction costs, market demand, guest feedback, and phased development.
As the project progresses, we will continue updating the website with new concepts and more finalized plans.
